Text description provided by the architects. The project is within the program Habitatge Assequible de Obra Social "La Caixa", with the aim of providing rental housing to youth, seniors, and families with limited income.
The challenge is to build 168 three-bedroom homes with quality finishes and prices well below those established in the subsidized housing market.
Sustainability is therefore the script that links all phases of the project, initial sketches, development of technical projects, construction, and future maintenance and use of the property.
We thus propose a project of good quality housing with very low implementation costs and with minimal energy costs.
It is a complex of two buildings which define a single project.
The lower volume which we call "block", is 10 floors high and has 59 dwellings. The taller volume which we call "tower", is 17 floors high and has 109 dwellings.
Both buildings resolve the difference in level between the Collblanc and Doctor Solanic i Riera streets through a public square at an intermediate level.
Under this level are three basement floors for underground parking and storage.
The project for 168 dwellings in Porta Nord is committed to sustainability, ensuring its balance with the environmental resources.
Social Balance:
Providing rental housing for youth, seniors, and families with limited income.
Environmental Balance:
Combined Solar Photovoltaic System + Aerothermal, obtaining energy from the sun and the air, minimizing the emission of pollutant gases.
Energy Balance:
Thanks to a demanding thermal envelope, sun protection systems, cross ventilation and clean energy production, the project has an Energy Rating of "A", minimizing consumption.
Economic Balance:
The modulation and standardization of housing and structure, the "GRC" (Glass Reinforced Concrete) prefabricated facade, the prefabricated bathroom units, and the coordination between property, architects, and construction company, have improved the construction process, optimizing resources, to consolidate a high quality project, consistent with the environment and on a limited budget.
The dwellings of Obra Social "la Caixa" are built under criteria of functionality, sustainability and adaptability.
From the point of view of the product we have incorporated materials, finishes and rare qualities in this type of construction, taking into account our concerns about sustainability. In this sense, this project is an example and role model as it incorporates photovoltaic and aerothermal energy. This system will not only reduce the payment of monthly bills but will also meet the challenge of uncontaminated heating.
The project is highlighted due to its careful architectural design, constructive innovation, and its social and environmental commitment.
