Text description provided by the architects. The Project is located on a street in the southern area of Zapopan, primarily a residential district that is full of different amenities . The intention of the project was to develop a practical space for leasing.
In order to gain the most out of the project, the development strategy was to construct a low cost and flexible structure. This structure was conceived to allow the use of the space in many ways without requiring many changes. Thus, the project will offer the ability to maximize space without sacrificing its quality.
To take advantage of the wide market of the neighborhood, an open floor plan is proposed so it could be use as a residence and/or offices. The spacious structure is simple and clear. The front and back restrictions are used as patios which provide the interior with natural light, cross ventilation and a view. The construction method chosen was all load bearing walls to be on the exterior and internal non load bearing partitions. To solve the façade a simple plain precast concrete lattice work was used, which allowsdoes not restrict the view from inside and maintains privacy.
Presently the groundfloor is being used for offices while the upstairs is used as a dwelling.
