Text description provided by the architects. The residential development is located in Av. Carlos Echanove 136. Col. Lomas de Vista Hermosa in Cuajimalpa, Mexico City.
The Land extension of 31,064.16 sqm has residential permit for 3 units of 16-level Buildings (that is ground level plus 15 condominium stages) over the mid-sidewalk 0+00.0 level, wich altogether will give space to 180 living spaces, a club house for common use, and sport and recreation facilities.
The Car acces will be through Carlos Echanove street, with it´s corresponding off-speeding lane, it will also count with access-surveillance modules, which conduct to an inside-path that distribute users to each of the 3 buildings and common areas through a -1 lower level self-parking lot with space for 2 to 4 cars per condo.
There will be two underground parking levels will have a central motor lobby and a vertical elevator nucleus with access to all 16 levels; there is also the emergency and maintenance stair cases in each level with ease the communication and vertical acces to all areas and stages the ramps and interior vehicle circulation will be through two two-way. lanes, each of them of 25 sqm width for comfortable maneuvering.
For each building, in the main entrance there is a residential access through a state of the art and design lobby, with the most impeccable taste. The three elevators reduce waiting time for visitors to get to each condominium and front desk. Needles to say, this ground level will have acces to maintenance, staircases, upper levels through stairwells and emergency staircases and exits.
From the first condominium level and up, the residencial living spaces are located in a four condominium per level accommodation, with 15 floors of ergonomic, comfortability and up to date taste in architectonical details, making the distribution as seen from plans.
The original -modificable- layout has been idealized to accomplish the needs of its location market requirements, including; a study hall, a nice comfortable living room and dining room, which looks to the beautiful natural landscape of Toluca or the urban look city of “santa fe”. The kitchen and laundry areas are connected to the house maid's room and bathroom, and have independent access for housekeeping and disposal bags exit from the maintenance halls and elevators, each condominium has two major bedrooms, with a residential type bathroom in each, and a third bathroom for guests.
The layout was modified to allow a third bedroom to be place between the original bedrooms and the dining room, extending the user target to larger families and guest availability rooms. Nevertheless, the original idea of the 165 sqm apartment, there is an extra choice as an option of two condominiums joined rather than side by side or stacked on top of each other, allowing big-open spaces.
The materials to be used in the construction are basically concrete block bricks, durock and clayboards for the interior (these last to make modifications available), and cristal clear in main facades, the main infrastructure will be composed by concrete slabas and columns which will transmit loads to the ground level through 25 m deep pillar foundations, the rest of the facade contemplates a harmony of movable panels and crystals with open spaces that will give character to the outlook of the finished product. The identity and warmth of the project itself, each and every space, is thought to be as open as possible, using a large translucent window panels that gives proper light to the condominiums. This light will brighten every interior, maximizing delight, quality and comfort for the users.
