The project does not clog the buildable area of the lot. The ordinance allowed us to build 65 homes, but we only built 56. The reduction of the proposed volume favors the disposition of the houses in relation to the south and the sun, and allows a more kind and generous solution in the common areas.
There are no closed yards or rears. It is a public, accessible and transparent place. The patio is continuous and horizontal. Also, it is mainly paved with a small, simple and low maintenance garden, in which there are three large trees.
The technical standards of design and quality of social housing have determined the solution in the area, number of bedrooms and distribution. All of the houses have cross ventilation, which we consider indispensable. 13 are on one floor plan and 44 are duplex that occupy half plan to which are accessed by an open gallery. These are the types of housing that have enabled us to compact the volume, light it better, save energy and occupy less space on the lot.
