
Hrvoje Sedlić shared with us a proposal for a mixed use design in an industrial area in Croatia.The project site is on the east part of Zagreb`s horizontal axis. It`s located next to an industrial area of “Janko Gredelj”, but due to a ghetto type organization of that still active industry (a big wall surrounding it), these two spaces were never perceived as one. But like any other industry infrastructure being so close to the city center, it will be dislocated . At that moment, a huge amount of space (20 ha) is opened to be integrated to the city, with a size potential to house any activity and content. More images and project description after the break.
This project is made in that context, making it unnecessary to overbuild the site with private spaces which can be achieved on a much appropriate zone next to it. This decision leaves the area to be fully public.Competition propositions did not define the height and the building area which made it possible.

With the industrial area to the west, project site is surrounded by the bus terminal on the east side and residential buildings to the south. In near future, traffic plans for the area around the site will isolate it since the traffic around it will be very heavy (as it is now). The only way to create a healthy public space was to create a “protective belt” around the site, which leaves the inner park area separated from the outer not wanted impact. Except a small forest and children playground, there is a hotel and theatre\conference hall placed in the park, which both have public content integrated. A pedestrian can go from the park to the roof of the office area by the escalators, which is connected to the old industry`s water tank leading to the industry zone of “Janko Gredelj”.
